Hove named as most desirable place for young professionals to buy a home

The seaside town of Hove is the most desirable location to buy a home in England and Wales for young professionals for the second year in a row, according to the latest research. It is the BN3 postal district in the town on England’s south coast that tops the research from Lloyds Bank with neighbour Brighton’s BN1 postal district coming in as the seventh most popular place to live for aspiring 25 to 44 year olds. Attractive factors include a diverse population, the availability of music venues, theatres, independent shops, bars and restaurants, and the fact that it is under 70 minutes train ride to London, have made Brighton and Hove one of the most sought after places for young professionals to live. London itself continues to prove popular with young professionals, with 16 of the 20 areas with the most property sales to this group being located in the capital. Some 10 of these areas have a SW post code and include locations such as Wandsworth, Wimbledon, Battersea, Balham and Clapham. Away from south London, the most popular areas for young professionals are Hampstead, Kilburn, Paddington and Islington while the RG1 area of Reading is the 20th most popular place for aspiring young urbanites, drawn by a combination of Reading’s short commuting time to London, close proximity to technology businesses and the planned opening of Cross Rail in 2019. Beyond London and the South-East, Didsbury in south Manchester is the most popular hotspot for young professionals. This bustling area has become a magnet for commuters due to its proximity to Manchester city centre and major motorway networks. Around the regions, the other popular hotspots for career minded young people include the CB4 area of Cambridge, West Bridgford in Nottingham, Jesmond in Newcastle, Cardiff Central in Wales and Broomhill in Sheffield. However, on average young professionals pay a premium of £88,000 for a home in the most popular postal districts compared to the wider city or town in which they are located. But the average house price in the most popular postal district of BN3 is £33,972 lower than in the whole of Hove at £352,718 compared to £386,690. In other areas of London the price premium is considerably larger. In the W4 district of Chiswick the average house price of £866,492 is £390,388 higher than in local area district of Hounslow. And, in the N1 area of Islington houses are trading at an average premium of £267,891 compared to the whole of the Islington borough. Even outside London young professionals face hefty prices for a home in the most popular areas. In Didsbury homes trade at a premium of £106,383 compared to Manchester at £266,105 compared to £159,722. In Clifton the average house price of £397,599 is £132,163 higher than in Bristol as a whole and in Harborne they trade at a premium of £101,592 compared to the whole of Birmingham. Property sales in top US ski resort of Aspen hit eight year high

Sales in Aspen, regarded as the US’s premier ski resort, have reached an eight year high, and prices are up 3.9% year on year. The data from Knight Frank residential partners Douglas Elliman shows that the resort, which covers four mountains, saw more than 80 properties changing hands in the first nine months of 2015, nine of which were above US$10.6 million. Aspen Mountain itself generated the strongest volume of property enquiries and the highest property prices, with values around US$3,000 per square foot, the report reveals. By comparison, a luxury home on one of the neighbouring mountains of Snowmass, Buttermilk and Highlands ranges from US$1,000 to US$2,000 per square foot. Overall residential prices in Aspen rose by 3.9% in the 12 months to September 2015 and more enquiries have been coming from Chinese buyers. The report explains that each resort has its own distinct appeal. Aspen Highlands is favoured by the locals, Snowmass appeals to families and Buttermilk is considered the best mountain for beginners. Property demand is primarily domestic but international interest is on the rise. Alongside those Europeans seeking a ski retreat, primarily German, French and British, and Australian and Chinese enquiries are strengthening. Aspen is described as a truly year round resort, offering a programme of events from Jazz Aspen, Food and Wine Classic, the Aspen Music Festival and the Aspen Institute’s Ideas Festival in the summer months. The X Games, Wintersköl and World Cup Ski Championships dominate the winter months. The report says all of this helps to put Aspen on the radar of international buyers. Aspen, due to its cooler climate, is also popular with Texans and Californians in the summer months. It adds that the Aspen-Pitkin Co. Airport is located less than four miles from the heart of Aspen and has a more regular service from major carriers than any other regional ski town airport in North America. Bath tops list of most desirable urban location for buyers outside of London

Town and city living is becoming more popular in the England with Bath, Exeter and Bournemouth named as the top locations for urban living. Bath is popular with buyers because of its sophistication and easy access to beautiful countryside, Exeter for its location close to the moors and coastline and Bournemouth for its beach and contemporary architecture. Next on the list, compiled by agency Stacks Property Search, is Cheltenham, Truro, Milton Keynes, Oxford, Marlowe, Wells, Brighton and Winchester. ‘Urban property is becoming more and more sought after, and towns and cities that can offer sophistication, culture, great shopping, schooling and facilities, yet remain relatively small and contained with a clear personality are becoming increasingly popular,’ said James Greenwood of Stacks Property Search. Cheltenham is signalled out for its shopping and desirable suburbs, Truro for being just 30 minutes from some great surfing beaches, Milton Keynes for its lovely old houses within walking distance of the centre, Oxford for its university and culture, Marlowe for being a market town on the River Thames, Wells for being a safe city with a music culture, Brighton as a buzzing and bohemian place to live and Winchester for its quiet riverside walks but just an hour by train from London. ‘What makes these towns and cities so attractive is that they're small enough to be friendly with low crime figures, yet large enough to offer everything that residents want. They're like a hybrid between a market town and London. They don't have sprawling suburbs, so everywhere is fairly accessible on foot and they're surrounded by attractive countryside or seaside,’ explained Greenwood. ‘Urban life on this scale is attractive to numerous types of buyers, including families with older children who don't want to be hidden away in the middle of the country, retirees who want entertainment and company on their doorstep and the younger generation, many of whom find that large city living is too impersonal,’ he added. According to Nick Wooldridge of Stacks Property Search towns within commuting distance of London can be the first stop for city leavers who think that the culture shock of London to country is too severe. But many who arrive in Marlowe, for example, never move on as they enjoy the lifestyle so much. ‘Buyers are looking for a mini-London, and these towns all meet that brief. There are bucket loads of culture, fantastic shopping, a really buzzing atmosphere, restaurants and bars at all levels of the spectrum, good state and private schools, but everything's virtually on the doorstep,’ said colleague Jo Aldridge.
