Number of new homes being built in the UK up 10% since 2013

New figures show a rise in the numbers of new homes being built across the UK, with starts now 10% above 2013 and at their highest annual total since 2007. Starts on new homes in 2014 totalled 137,010 overall and in London, starts in 2013 to 2014 were the highest since 2005 to 2006, according to the figures released by the Department of Communities and Local Government. Overall 700,000 new homes have been delivered since the end of 2009 and over 200,000 of which have been since the launch of the government’s flagship Help to Buy scheme. ‘We inherited a broken housing market in which builders couldn’t build, lenders wouldn’t lend and buyers couldn’t buy. We’ve done a lot to help get the housing industry back on its legs, but there’s more to do,’ said Housing Minister Brandon Lewis. ‘These figures show we’re on track and turning this around. Now, housebuilding levels are at their highest annual total since 2007, and first time buyers are getting on the property ladder in record numbers. This is thanks to our long term economic plan and efforts to tackle the deficit we inherited, which are keeping interest rates at their record low and mean now is the best time on record to take out a mortgage,’ he added. The department pointed out that the 2008 economic crash devastated the house building industry, bringing building levels to their lowest since the 1920s and leading to the loss of a quarter of a million jobs but the government has prioritised limited financial resources to house building as a key part of its long term economic plan. This includes helping people onto the housing ladder and over 77,000 households have become homeowners with a fraction of the deposit they would normally require thanks to the Help to Buy scheme, with developers building more as a direct result. According to Lewis, reforms to the planning system has put power back in the hands of local people to have a say over the future development of their area, meaning support for local house building has increased dramatically over the past six years, and permission was granted on 240,000 homes in the year to October. The figures also show that nearly 217,000 affordable homes have been delivered since 2010 and £19.5 billion public and private funding has already been invested in affordable house building, with plans for a further £38 billion which will help ensure a further 275,000 new affordable homes are provided between 2015 and 2020. Lewis also pointed to efforts to keep interest rates low and mortgages more affordable and said that the numbers of first time buyers are at a seven year high, with the Mortgage Advice Bureau recently reporting now as the best time on record to take out a mortgage. UK landlords becoming more competitive for sought after student market

With more students in the UK living in privately owned hall style accommodation, landlords in the sector are having to compete more to attract them as tenants, new research has found. But they are doing so successfully and 70% of landlords let all of their properties for the 2014/2015 academic year, according to a bi-annual survey from student accommodation website Accommodation for Students. And it is those who are relatively new to the market reporting greatest success at letting their entire portfolio. Some 89% of relatively new property managers, those with one to three years of experience, reported letting their entire portfolio, compared to 65% of those with five to 10 years of experience. Of those that have not let all of their properties yet, just under 50% have let over three quarters of their portfolio and whilst some experienced student landlords are left redirecting rents to renovate their properties, those entering into the market more recently are benefitting from a greater understanding of student expectations and a desire to compete with what the rest of the market has to offer. Consistent with the previous AFS survey in July 2014, 68% of respondents said that in their experience it is better to let to students than non-students, with 87% believing that students make good tenants and 92% expressing their plans to continue renting to students. This is linked to a number of associated benefits with 77% saying it has led to better rental yields, 67% liking a fixed tenancy length and 47% benefitting from an annual market for new students. The survey also shows that 61% of respondents have increased rent across all or some of their portfolio with the majority, 93%, keeping this increase below 10%. There is also a correlation between rental increases and confidence in the market, with those who increased rents for the 2014/2015 letting year feeling up to three times more confident about the future. Market confidence is highest in London and Scotland and lowest in the North West and Yorkshire and the research suggests that landlord confidence in the student lettings market was also linked to whether properties are accredited or not. Indeed, some 59% of respondents stated some or all of their properties were accredited and as a result, were increasingly likely to report being considerably more confident about the market. However, perceived barriers to becoming accredited included it not being considered necessary for a successful let, the associated costs and administrative burden. The level of respondents offering a bills inclusive package has risen to 60% from 56%, although those offering this also report a lower success rate. It is possible landlords use this to improve competitiveness in saturated markets, although previous surveys carried out by AFS have suggested that students look favourably on bills inclusive rental packages. First time buyers in UK giving up on their dream of owning a home, poll suggests

A generation in the UK has given up on the dream of owning their own home as a result of the property boom, according to a survey by a legal firm. The hopes of thousands of first time buyers have been dashed by runaway property prices, the need to secure huge deposits and job insecurity, the poll of under 45s who have yet to buy has found. More than half, 51%, of 25 to 45s thought they had little or no prospect of ever owning their own house with 40% of those aged 35 to 44 who were still struggling to get on to the property ladder believing they will never be able to afford their own home. Overall one in five said they have been left totally disillusioned by the current state of the property market and nearly one in three said they were having to cut back on essentials, such as food and heating, at the end of each month in order to save for a home. A third had taken on extra shifts or another job to raise funds while a fifth have chosen to move back with their parents so they could get some savings behind them and nearly half questioned were going without holidays. But a large majority of those questioned revealed they were not aware of or had not looked into other ways of getting on to the property ladder. The survey by property law experts Slater and Gordon found that those who were actively saving for a place had managed to bank on average just £10,570 towards a deposit but needed at least three times that amount to feel they stood any chance of securing a home and affording stamp duty. ‘It can be incredibly dispiriting for people saving towards their first home to see an unrelenting rise of house prices. But there are a lot of schemes and incentives out there that people just don't know about. It is possible to do it with the right financial planning early on,’ said Stephen Lintott, head of property law at Slater and Gordon. ‘The recent changes to stamp duty land tax may have helped in the short term, but in the long term the supply of housing needs to be boosted, perhaps by a reform of planning and tax laws and the rental market needs to respond to changes in how people want to rent,’ he added. The survey also found that just 39% of those trying to get a deposit together have managed to leave their savings untouched and 61% said the simple cost of living, such as everyday essentials, unexpected bills and clothes, meant they have to dip into their funds.
