Property registrars in Spain report annual price growth of 5.12%

Spanish house prices have increased at their fastest rate since the downturn, up 5.12% in the 12 months to the end of June, the latest index report shows. This is up from 2.65% in the previous quarter, according to the data from the Property Registrars which also shows that quarter on quarter price increased by 2.8%. The latest rise in price growth means that prices are down 29% nationally since the peak of the market, but there are considerable regional variations. The recovery in the Spanish property market is limited to the most popular areas where houses are in demand such as Madrid, the Balearics, the Canaries, Catalonia, and the Valencian Community and the report points out that this is reflected in prices. It points out that sellers and buyers are adjusting their expectations accordingly. In more and more areas buyers who have been adopting a wait and see attitude whilst prices fell are now entering the market. Registrars are not expecting prices to surge but the report does suggest the recovery is well underway, supported by factors such as low interest rates, improved housing affordability, better mortgage conditions, and a sustained foreign demand for property in Spain. They expect moderate price growth and the report points out that a sudden surge would be unhealthy for the market. 'Now more than ever rational decision making is needed to avoid the errors of the past, which came at such a high cost to the economy and society,' the report says. The regional aspects of the market can also be seen in the latest price data from real estate portal Hogaria which shows that overall prices on its lists increased by 0.15% in July compared to June but year on year prices were down 4%. But 29 provinces saw prices increase which suggests that the recovery is there and the market is more stable than it has been. The provinces where prices dropped most in July were Toledo with a fall of 1%, Guadalajara down 0.9%, Lugo down 0.8%, Ciudad Real down 0.7% and Almeri down 0.6%. Cuenca led the growth with a price rise of 1.2%, followed by Sta. Cruz de Tenerife at 1%, Valencia also at 1%, Madrid at 0.9% and Cádiz also at 0.9%. Continue reading

Prime London rental market affected by financial market jitters, says new report

Annual rental value growth in the prime central London property market fell to 2.5% in August as demand remained subdued over, probably due to financial market jitters, a new report suggests. The analysis from international real estate firm says that as a significant proportion of tenant demand in prime central London derives from companies, in particular financial services, it should be no surprise that volatile global stock markets continued to affect sentiment in August. Rental values rose 0.1% from July, however quarterly growth was 0.2%, the lowest three month change since April 2014. Prime gross rental yields edged back up to 2.96% from 2.95% in July. Tom Bill, head of London residential research at Knight Frank, pointed out that there is a correlation between rental values in prime central London and the performance of the FTSE 100 and the recent stock market dip has been due to concerns over the state of the Chinese economy, with weak manufacturing data and the recent devaluation of the Yuan increasing nerves. ‘Despite the recent volatility, the devaluation should be seen in its historical context and China has several levers it can pull in an attempt to calm stock market falls that aren’t necessarily a reflection of its underlying economic health. The result is more subdued corporate activity and fewer relocation agents currently active in prime central London,’ he explained. He also pointed out that new tenancies in recent weeks have been UK based families that are moving from one neighbourhood of London to another. In the three months to July this year, the number of new applicants fell by 15% compared to the same period in 2014, while viewing levels were down 12.6% and the number of tenancies agreed declined by 12.1%. Meanwhile, the rentals market is still affected by distortions in the sales market following the general election, Bill also pointed out. ‘Some vendors have delayed selling and are exploring the rental option as they wait for stronger house price growth to return after a stamp duty increase in December for properties worth more than £1.1 million dampened growth,’ he said. ‘The result is more rental stock on the market, which has led to prospective tenants making offers on multiple properties, meaning deals are harder to finalise,’ he added. New home sales dip down in Australia, latest data shows

Seasonally adjust new home sales in Australia were down marginally by 0.4% in July but the market overall is in strong shape, the latest report from the Housing Industry Association shows. This is because overall new home sales are at historically high levels, according to HIA chief economist Harley Dale. ‘It appears that the cyclical peak for total new home sales occurred in April, but the subsequent downward trend is very mild,’ he said. But he explained that key leading indicators of home building, including HIA new home sales, suggest little prospect for further growth in new home construction in the 2015/2016 financial year. ‘However, following three consecutive years of strong growth which has propped up the domestic economy considerably, both HIA new home sales and ABS building Approvals signal another healthy year for new home construction,’ he added. Indeed, the data shows that detached house sales increased by 0.7% in July this year but the annual peak for detached house sales has passed. Over the three months to July this year detached house sales fell by 2.8% and are 3.4% lower when compared to the three months to July 2014. Multi-unit sales peaked in May this year and fell by 4.2% in July following a decline of 2.9% in June. Over the three months to July this year multi-unit sales increased by 8.3% but it was the strength of the May result that drove the quarterly outcome. A breakdown of the latest data shows that in the month of July 2015 detached house sales increased by 4.2% in New South Wales but fell by 2.3% in Victoria and by 4.9% per cent in Western Australia. Sales were close to flat for the month in Queensland with a marginal fall of 0.6% and South Australia they were down by just 0.2%. Continue reading
