UK asking price discounts falling

The average property for sale in the UK is discounted by 6.05% but by almost 10% in some areas, the lowest figures since 2010. Rotherham has the most properties that sell for less than the asking price at 43.6% while the largest discounts are in Blackpool, according to new research from online property portal Zoopla But despite the lower discounts on offer, some 31% of properties currently on the market for sale have had their price reduced at least once since originally being listed. And that equates to over £2 billion of reductions in total have been made from houses and flats currently on the market across Britain. The top 10 areas with the highest percentage of properties with reduced asking prices are all in the north of England, with more than two fifths of all properties listed. After Rotherham the next location with the highest number of discounts is Preston at 43.2% and then Barnsley at 42.3%. After Blackpool the next location with the largest asking price reductions is Manchester at 8.3%) and Bradford at 7.9% while in London it is 7.4% with typical discounts in the capital city can exceed £75,000. On the flip side, vendors can be pretty confident of achieving close to their initial asking price. UK home lending weaker than a year ago, latest data shows

Lending for homes in the UK in April was weaker compared to a year ago but remained steady month on month, according to the latest data from the Council of Mortgage Lenders. verall gross lending in April was £15.8 billion, down from £16.1 billion in March and £16.8 billion in April last year. First time buyers saw a decline in lending compared to March and April last year although loan sizes for this sector have increased since a year ago. The CML says that competitive mortgage rates mean first time buyers are paying less to service their mortgage than any time since it began tracking this in 2005. Home mover lending volumes went up slightly month on month but there was a decline compared to April last year. The average home mover loan size decreased in April compared to March, but increased compared to the same period last year. Home owner remortgage activity also declined compared to last year and on a month to month basis. It has remained relatively subdued since around 2009. Lending for buy to let in April saw a decline compared to March, but there was substantial growth compared to levels in April last year. The CML says this was largely due to the increased levels of remortgage activity in the buy to let sector seen since the beginning of the year. The composition of lending for buy to let is different compared to that of home owner lending. While over the past year about 30% of lending to home owners was for remortgage, in the buy to let market 52% of lending was for remortgage. ‘House purchase lending in April was relatively subdued compared to last year, but similar to activity in March,’ said Paul Smee, director general of the CML, ‘The economy is recovering, with employment up, earnings growing, and competitive mortgage rates, so we expect activity to continue building as the year progresses. Buy to let is showing stronger growth than home-owner lending, buoyed significantly by remortgaging, which continues to remain more subdued in the home owner market,’ he added. Continue reading

Survey reveals majority of UK tenants are satisfied with current landlord

Some 81% of UK tenants renting their home in the private rented sector are satisfied with their current landlord and 70% believe their rent is value for money, new research has found. The survey also found that 82% said they consider the property they rent to be their home, a fifth of respondents said in the long term they plan to buy their own home and 35% said they expect to stay in the PRS. The survey, carried out during the first quarter of the year for specialist buy to let lender, Paragon Mortgages also revealed that 12% of tenants felt uncomfortable approaching their landlord about extending their tenancy agreement and 6% who had asked for a longer tenancy were refused. However, 57% said they had always been happy with the tenancy offered and 17% had asked for a longer term and their landlord had agreed. ‘The research is really interesting. It is important that we understand the world from the tenant’s viewpoint so we can continue to deliver products that support better standards in the private rented sector,’ said John Heron, the firm’s director of Mortgages. ‘There has been a lot of noise around the need for longer term tenancies for some time and I think there is a common misconception that landlords are not willing to be flexible in the tenancies they offer. Our landlord research demonstrates that many are more than willing to extend terms and in 71% of cases it was the tenant who chose to end the tenancy and not the landlord,’ he explained. ‘We are big supporters of offering longer term tenancies and we were one of the first buy to let lenders to announce we would support the Government’s new model lease and allow landlords to offer 36 month tenancies to those tenants who need that extra security, as we believe this is our social responsibility,’ he added.
