Latest data from UK estate agents shows younger buyers priced out of market

People aged in their thirties are dominating the first time buyer market in the UK with those who are younger prices out of the market, according to a new report from the National Association of Real Estate Agents (NAEA). Overall the number of first time buyers is up from previous month sales, from 20% in July 2014 to 28% in August, the highest percentage of FTBs recorded since April 2014 but the number of buyers aged 18 to 30 remains at an all-time low at just 3% of recorded sales for August NAEA agents agree prospective interest rate rises will affect demand in the property market which will not help younger buyers who are already out of the housing market. While the number of sales made to those aged between 18 to 30 remained low, sales to those aged 31 to 40 were the highest recorded for the month, with almost half, 45%, of homes sold being bought by those in this age bracket. The figures suggest that the majority of first time buyers fall into the latter group, as high house prices price the younger generation out of the market. The report also found that most buyers, some 90%, bought as couples, with just 7% buying alone. Although the overall rise in the first time market is a positive, nearly 90% of NAEA agents believe the foreseen rise in interest rates will affect the demand for property in some way, with another 39% of members already claiming to see signs of demand dropping off. ‘Reports from our members suggest that the high house prices of the current housing market are still proving a barrier for the younger generation. It is evident that first time buyers are indeed getting older,’ said Mark Hayward, NAEA managing director. ‘With the majority of home buyers this month aged 31 to 40, this suggests some correlation between the increase in the first time buyer market and this age group. It is concerning at the lack of young people unable to buy their first home before the age of thirty, having to rent or stay at home for longer in order to save,’ he pointed out. ‘While the increase in first time buyers is a positive, what could be a worry for home buyers is the prospective interest rate rise that’s on the horizon. If interest rates do rise, the majority of NAEA members agreed that this will affect the demand for property, as prospective buyers are discouraged by the cost of borrowing,’ he explained. ‘In addition first time buyers need to be careful they can afford their mortgage, as interest rates could significantly push-up repayments, putting pressure on household budgets,’ he added. The report also shows that in terms of housing stock for August, this month saw a decrease in the average number of properties available per NAEA member branch. Analysis reveals similarities between prime markets in Central London and Monaco

The prime residential property markets in central London and Monaco are like twins with both representing Europe’s leading locations for luxury property, and having very similar features, trends and buyer profiles. A new analysis of both markets show they both cover similar land areas, are experiencing a huge global demand and have upward pressure on property values due to their locations. The findings from Pastor Real Estate, which has offices in both locations, also says that buyers are attracted to them because of their political stability, advantageous tax regimes, concentration of luxury hotels and shopping facilities and ultra-prime residential markets. It points out that both have seven ultra-prime districts which together represent 14 of the most valuable addresses in the world. At £3.43 million, the average apartment price in Fontvielle, Monaco’s most expensive address, is higher than the equivalent in Knightsbridge at £3.27 million, but the price gap between Monaco and London has been closing. A significant proportion of Ultra High Net Worth buyers who acquire or rent ultra-prime property in London also have an address in Monaco. Just as Monaco’s Fontvielle district has challenged Monte-Carlo, traditionally the most expensive area, in terms of highest residential prices achieved, so Mayfair is challenging Knightsbridge. Overall the report analysed seven ultra-prime districts which it describes as ‘city villages’. In London they are Mayfair, Marylebone, Knightsbridge, South Kensington, Marylebone, Belgravia, Westminster and Chelsea. And in Monaco they are Fontvielle, Monte-Carlo, Boulevard des Moulins/Saint Roman, La Condamine, Larvotto, Monaco-Ville and Jardin Exotique. The residential markets and new development in central London and Monaco are both constrained by planning regulations, protected historic buildings and geography. Geographical constraints in London refers to the protected Royal parks, the Thames and protected views, whilst Monaco is constrained by the sea from which over 100 acres of land has been reclaimed since the early 1960’s, the mountains and the border with France. Both central London and Monaco are viewed by global wealth as highly attractive islands of stability in an often turbulent world, according to the report. Each has as heads of state highly popular Royal dynasties, benefits from stable political systems and has strong economies based on banking/finance, tourism, cultural facilities and commerce. Both locations are also economically stronger than the regions surrounding them. Both locations have a high proportion of foreign nationals, who comprise over 80% of those who live in Monaco and an estimated 50% to 75% of those who reside in Knightsbridge, Mayfair, Belgravia and parts of Kensington and Chelsea. In addition, a significant proportion of UHNW buyers who acquire or rent ultra-prime property in London also have an address in Monaco. There are an estimated 2,000 British high-net-worth individuals who reside in Monaco, many of whom also own homes in central London. Average House prices in England and Wales up 8.4% year on year

Average house price in England and Wales increased 1% in August to reach £177,824, according to the latest index from the Land Registry. The data also shows that prices have increased by 8.4% year on year and are now not far from the peak of £181,383 in November 2007. Overall over 82,600 residential properties in England and Wales lodged for registration in August ranging from £13,000 to £24.5 million. The biggest price increase was in London with a year on year rise of 21.6% and London also experienced the greatest monthly rise with growth of 2.7% in August. The North East saw the lowest annual price growth with a rise of 3% and both the South West and the North West saw the most significant monthly price fall of 0.1%. The most up to date figures available show that during June 2014 the number of completed house sales in England and Wales increased by 11% to 73,158 compared with 66,123 in June 2013. The number of properties sold in England and Wales for over £1 million in June 2014 increased by 34% to 1,135 from 848 in June 2013. Jonathan Hudson of West End estate agent Hudsons Property, pointed out that while London is well beyond the average price in 2007, it is interesting to see the rest of the country is almost there too. ‘However, with London and the South East making up the majority of the average prices, it shows some parts of the UK are someway adrift, still more so than this figure suggests,’ he explained. ‘The annual 8.4% increase in August will be from transactions agreed a few months earlier, so it will be interesting to see how these figures match up in a few months’ time, due to a drop in buyers in the last quarter compared to the recent boom years,’ he added. He also pointed out that while some areas in the UK are still struggling with regards to getting close to the average price of 2007, with the economy moving in the right direction, and with stricter lending, hopefully repossessions will decrease further,’ he said.
